Terms & Conditions (non account customers)
1. Definitions & Deposits
- The Company: Repair and Fix Property Maintenance.
- The Customer: The person or organization hiring us.
- Large Projects: For work valued at £300+, a 50% deposit is required (protected under Section 5).
2. Payment Terms
- Materials: Must be paid in advance via bank transfer or cash.
- Labour: Payable via bank transfer, card, or cash.
- Final Payment: Due within 48 hours of completion.
- Late Fees: Payments delayed beyond 48 hours incur a 1.5% daily service charge.
3. Access & Schedule
- Working Hours: 8 a.m. to 5 p.m., Monday–Friday.
- Cancellations/No-Access: We require 48 hours’ notice if you cannot provide access.
- Failure to Notify: You will be charged for travel and lost time at £20 per man-hour and £0.30 per mile.
- Site Readiness: If we arrive and cannot work due to circumstances beyond our control, a £250 minimum charge applies.
- Force Majeure: The contractor is not liable for delays or failures caused by events beyond their control, such as material shortages or extreme weather.
- Limitation of Liability: We are not responsible for damage from pre-existing conditions (e.g., old pipes, mould) or damage caused by homeowner-installed fixtures. Work is to industry standards, but perfection isn’t guaranteed.
4. Customer Responsibilities
- Clearing the Area: Please remove all personal items and small furniture.
- Liability: We are not liable for damage to items left in the work area.
- Moving Fees: We move large furniture (sofas/beds) for free. We charge £10 per man-hour to move small items left behind.
- Safety: For insurance reasons, please keep children, pets, and other trades out of the work area. Any damage caused by third parties will be repaired at £20 per man-hour.
5. Your Right to Cancel
- You may cancel within 72 hours of booking, provided there are at least 14 days before the start date.
- Refunds: 100% of your deposit will be returned within 10 business days.
- Late Cancellations: If you cancel after the 72-hour window, we retain 10% of the labour cost plus any non-refundable materials already purchased.
6. Standards & Warranty
- Quality: All work is completed to professional industry standards.
- Warranty: Product warranties are passed to you upon final payment. Our liability is limited to the total price of the work.
- Exclusions: We are not liable for “Acts of God,” theft, or the recurrence of mould/fungi. Warranty is void if the underlying surface (substrate) fails or if payment terms are breached.
7. Painting & Materials
- Quotes: Based on 2 coats of paint.
- Supplies: If we supply materials, extra coats are free. If you supply materials, extra coats are chargeable. We recommend Trade-quality paints (Dulux/Johnstones).
- Exterior Work: Weather-dependent. If conditions are poor, we will reschedule for the next available date.
8. Extra Work & Promotions
- Changes: Any extra work must be agreed upon in writing/email via a “Change Order.”
- Photos: Unless you object, we may display a sign during the job and use “before/after” photos for marketing.
9. Final Inspection
Upon completion, we will conduct a joint walk-through under normal lighting to sign off on the work.

2. Payment Terms
- Materials: May be asked for in advance if larger than £300.
- Labour: Payable via bank transfer
- Final Payment: Due within 30 days of completion.
- Invoicing: We invoice via email on the day or the day after completion
- Late Fees: Payments delayed beyond 30 days (may) incur a 1.5% daily service charge.

- Liaison with Tenant: We will liaise directly with your tenant to schedule works and inspections

- Additional Faults: If, during the course of our work we find any additional faults that require attention, the agent will be informed via email within 48 hours
- Dangerous/Serious Faults: We will attempt to call you “on site” to authorize immediate works where possible if not possible you will be informed the same day via email
9. Final Inspection
Upon completion, we will conduct a joint walk-through with the tenant (if available) and also before and after photos of the works completed, under normal lighting to sign off on the work.
